Single residential properties are completed within three to five business days of inspection; portfolios and special-purpose assets require longer, quoted after scoping.
What documents are needed to start?
The title deed or registry record, the approved plan, the building permit if any, current lease contracts for income-producing property, and any existing restrictions or mortgages.
Does market value differ from insurable or book value?
Yes, and the differences are material. Market value assumes a sale between willing parties, insurable value measures reinstatement cost, and book value follows accounting depreciation policy. The basis of value is stated explicitly in the report.
